Ausbiz: Alvia finding shelter in these REITs

Daniel highlighted segments of the real estate sector that are trading at significant discounts to their underlying value. He pointed to Centuria Office REIT (ASX:COF), which, despite the persistent headwinds from hybrid work, benefits from a high-quality asset mix and compelling replacement cost dynamics. With an 8% yield and potential support from future rate cuts, it’s a position offering both income and long-term value.

Daniel also called out Unibail-Rodamco-Westfield (ASX:URW), where progress on deleveraging, a recovery in foot traffic, and improved operating performance suggest the market may be underappreciating the turnaround already underway.

His message was clear: volatility doesn’t have to mean retreat. Stay nimble, stay curious and don’t let short-term noise cloud long-term thinking.
